Beyond Housing’s flagship £16m regeneration and development scheme at Church Lane North, in the Grangetown area of Greater Eston, Redcar and Cleveland, is now underway.

Beyond Housing, in partnership with contractor EQUANS (the new name for ENGIE), officially launched the 309-home estate regeneration on Monday 18 October 2021. The project is being funded by Beyond Housing, supported by a Homes England grant of £711,000.

This progressive project, developed with residents, sees the redesign of the obsolete ‘Radburn’ estate layout – a design characterised by the rear gardens of homes facing the street and the fronts of homes facing one another, over a communal space. Selective demolition of 15 empty homes will enable new highways to be introduced and the estate layout reconfigured to re-orientate homes and provide on-plot parking. The poor-quality open space will become private rear gardens and high-quality green spaces will be created for the community.

Areas of redundant car parking forecourts will enable 33 new homes to be developed. These will be made available for affordable rent or marketed for sale on a shared ownership or rent to buy basis. The property mix will include one, two, three and four-bedroom homes, together with two and three-bedroom bungalows. This will provide an improved balance of tenure options and home sizes in the area.

The regeneration will also include the refurbishment of a further 15 long-term empty properties and will introduce a wide range of improvements including a major re-roofing programme, along with the installation of external wall insulation to all existing homes, to increase thermal performance and reduce fuel costs for residents.

The physical changes which will take place across the estate, and to the homes, is just one element of the approach to regeneration. Beyond Housing will be working alongside the community, delivering training and employment opportunities together with a range of activities encouraging residents to get involved.
