Ebac has lofty ambitions to protect social landlords

Ebac Ltd, the County Durham manufacturer, is bringing to market a loft dehumidifier that could help protect landlords from legal action and homes from mould and damp.

Ebac, which already makes domestic dehumidifiers, has designed an innovative and cost-effective loft dehumidifier to support landlords in complying with ‘Awaab’s Law’.

The government recently tabled amendments to the Social Housing (Regulation) Bill to introduce ‘Awaab’s Law’, which will require landlords to fix reported health hazards within strict new timescales.

The move comes in the wake of the tragic death of two-year-old Awaab Ishak, caused by the damp and mould in his home, which was managed by Rochdale Boroughwide Housing.

The cutting-edge loft dehumidifier provides an effective solution for dampness and condensation problems in residential properties while minimising energy costs.

Traditionally, the method for addressing dampness issues was through the introduction of fresh air. Although this approach effectively resolved the problem, it resulted in increased heating expenses. Ebac's loft dehumidifier revolutionises this process by offering two key sustainability and cost-saving benefits.

Firstly, the loft dehumidifier efficiently heats incoming fresh air by harnessing the heat from the warm air it displaces, reducing the need for additional heating sources. This innovative heat transfer mechanism ensures that the air entering the property remains comfortably warm while effectively combating excess moisture.

Secondly, the loft dehumidifier incorporates advanced artificial intelligence, enabling the unit to operate only when necessary to remove excess moisture. By determining moisture levels, the device runs at an average 25% of its capacity, significantly reducing energy consumption and running costs.

Ebac’s Dehumidification with Heat Recovery (DHR) system removes moisture from homes without the heat loss and higher running costs associated with the alternative Positive Input Ventilation (PIV) system. This can equate to a saving of around £150 each heating season*.

To maintain habitable conditions for tenants, both private landlords and social housing providers must address and prevent dampness issues in their properties.

Highlighting the importance of combatting dampness and mould, The Housing Ombudsman Richard Blakeway wrote to social landlords, urging them to prioritise the recommendations outlined in his 2021 Spotlight report.

Titled 'It's not lifestyle,' the report emphasises the necessity for landlords to adopt a zero-tolerance approach towards damp and mould, shifting from a reactive to a proactive mindset. It stresses the avoidance of blaming residents for such issues and encourages landlords to take full responsibility for resolving problems promptly.
